After two months off, the next LATC meeting will be held Monday, September 24^th from 4:30 – 6:30 at the Hotel Ithaca located at 222 South Cayuga Street, Ithaca.

The LATC monthly meetings consist of an agenda that includes product and services information from some of our valued LATC Sponsors, prominent speaker presentations, panel discussions and general LATC business. These speakers offer presentations and forums of generalinterest to all Tompkins County landlords, rental property managers and real estate investors. Some meetings also provide for a platform of open forums, questions and answer sessions and round table discussions.

LATC membership dues are now due for our fiscal year which begins October 1. Kindly bring your membership dues to the September 24^thmeeting. Dues will be collected at the sign in table at the beginning of the meeting. Dues may also be paid with a credit card directly on our web site http://www.landlordsassociation.com/join-renew.html. The LATC Board of Directors have been able to maintain the same dues structure as last year. This dues structure is:

1  – 10 apartment rental units   -    $50.00

11 – 25  apartment rental units  -    $75.00

26 or more apartment rental units- $100.00

for the Tompkins County Health Department’s Division of Environmental Health.

6:00 – 6:15   Board of Directors Updates

·         Kayla Lane – LATC interim Secretary – highlights of recent LATC Board of Directors meeting.

·         Nominating Committee – presentation of 2018 – 2019 LATC Slate of Officers  to be voted on at the October 22 meeting.

• Ms. Mullens will describe the benefits to County landlords of their new Transitional Housing Program.

The Landlords Association of Tompkins County will hold its monthly meeting on Monday, November 26th, 4:30 PM at the Hotel Ithaca, 222 S. Cayuga St.   Doors open at 4 PM.

This month speakers will be David Sprague and Angie Jackson, of the accounting firm Sprague & Jackson, presenting "How to Accelerate Rental Expense Deductions Under The New Tax Codes."

The Landlords Association of Tompkins County will hold its monthly meeting on Monday, February 25th, 4:30 PM at the Hotel Ithaca, 222 S. Cayuga St.  Doors open at 4pm.

This month speakers will be Barbara Eckstrom and Geoff Dunn, from the Tompkins County Dept. of Recycling and Materials, explaining the changes in acceptable recyclables and helping tenants recycle properly, and introducing the new food waste management facility.

Also, our new Insurance Category sponsor, Steve Franco, of Bailey Place Insurance,  will discuss their products and services, and answer questions.

We have reserved the Stewart Park Large Pavilion for our 29th Annual Picnic. This is always a well attended and enjoyable social event. The main dishes will be catered. Snacks and drinks will also be provided by the LATC.

                 The LATC fiscal year starts October 1. Annual member dues are due and may be paid either at the door or online. The dues amount remains the same as last year. If the number of your ownership/management units have changed, there is a new online feature that will allow you to modify your dues category.

4:45 - 6:15: Two local attorneys and landlord - tenant law specialists will be giving a very important presentation titled " The New, NYS Housing Eviction Laws ".  This will be the first of two attorney presentations on the recently adopted NYS landlord- tenant laws.

Fire Prevention Month raises awareness about fire safety and home safety to help ensure that your home, family and tenants are prepared in the case of an emergency. This is a perfect time to discuss fire safety with your tenants. The following fire safety professionals will be giving individual presentations relating to fire safety. The information that will be presented is NYS Codes. Even if your property is not located in the City of Ithaca, these codes apply to all municipalities.

Topics for this meeting will include:

• What is the QBI Qualified Business Income Deduction and how can we benefit from using this?

• What exactly is a 1031 Like Kind Exchange, in simple terms? What are the income tax implications if one elects NOT TO do a 1031 when selling rental/investment property. What is depreciation recapture tax?

• What is the Di Minimus Safe Harbor Election and the $2,500 threshold? This is a great tax savings strategy if documented correctly.

• Q & A, we ask attending members to hold all their questions until this portion of the meeting.

If you are thinking of selling property and are concerned about Capital Gains Tax a 1031 Like Kind Exchange could be the answer. Jack Little will explain and help guide you through the process. This will be an excellent half hour of good information that will help in your decision making whether you own one rental property or many.

Many of our tenants will soon be returning from Holiday's to there Ithaca apartments. Many will have traveled to foreign countries and stayed in motels and purchased new clothing from abroad. Some of these tenants will have come in contact with bed bugs. Mr. Clapper will give a short presentation in to the economic and health risks of bed bugs and discuss a chemical free alternative to bed bug remediation through heat treating.

Feeling like you're in the dark regarding the new Tenant Landlord Laws?  join the club. This is a must attend meeting Russ Maines a local Attorney specializing in Landlord/ Tenant issues will try too make sense of the new laws for our members. There are a lot of changes to the current laws so don't miss out on some great information that could possibly save you some time in court and money.
